Smoothie King HQ joins largest corporate relocations in Dallas' Cypress Waters
The City of Dallas Office of Economic Development team was thrilled to support Smoothie King Franchises, Inc. on their corporate headquarters relocation from Metairie, Louisiana to Dallas. I oversaw Smoothie King's relocation from the initial site proposals for Project Shetland Pony to site visits with CEO Wan Kim and final contract negotiations.

The Deal
The relocation, between the initial site selection search and discussions to City action, took about one year. Smoothie King's corporate headquarters relocation to Dallas relocated about 25 employees and created more than 100 jobs with an average annual salary of $100,000. Smoothie King committed to a 10-year lease of more than 18,000 square feet of corporate office space and $2.5 million in capital investment, including the installation of a state-of-the-art test kitchen where all smoothie products are created and tested, every franchisee deal is signed and more than 1,000 visitors a year are trained.
Success at Cypress Waters
Smoothie King joins the recent headquarter relocations of Signet Jewelers, CoreLogic Solutions, and Nokia's North American HQ, to Dallas' Cypress Waters development. The Dallas deals in Cypress Waters have created more than 7,000 jobs and $150 million in capital investment. Nokia's 350,000 square-foot lease in Cypress Waters was the largest office lease deal of 2018 in North Texas, and it also boasts the largest job count in the 1,000-acre mixed-use development with more than 2,300 jobs.

At completion, Cypress Waters will host more than 6 million square feet of offices, more than 20,000 workers and 10,000 apartments. Today, about 14,000 people are working in Cypress Waters.
